One trusted partner for every statutory safety obligation — fire alarm electrical compliance, fire risk assessments, legionella risk assessments and Gas Safe certification. PowerArc keeps your property legal, your tenants safe and your insurance valid.
Failing to comply with the Regulatory Reform (Fire Safety) Order 2005, the Housing Act 2004, the Health & Safety at Work Act 1974 (ACOP L8 — Legionella) or the Gas Safety (Installation and Use) Regulations 1998 carries unlimited fines and potential custodial sentences. Our multi-disciplinary team delivers all four certificates from a single visit where possible.
Fire alarm electrical compliance in the UK is primarily governed by BS 5839 (Code of practice for fire detection and fire alarm systems) and BS 7671 (the IET Wiring Regulations). Together with the Regulatory Reform (Fire Safety) Order 2005, these standards define how every detector, sounder, call-point and supply circuit in your building must be designed, installed, commissioned and maintained.
Our qualified fire & security engineers carry out the full compliance lifecycle: category selection in line with your fire risk assessment, full system design, fire-rated cabling, panel installation (Fike, Kentec, Morley, Advanced MxPro, C-TEC, Gent Vigilon), commissioning, third-party certification and 6-monthly servicing contracts.
Every project is signed off with a BS 5839 Design, Installation and Commissioning Certificate plus a BS 7671 Electrical Certificate — the combined documentation accepted by local authorities, building control, insurers and letting agents.
Under Article 9 of the Regulatory Reform (Fire Safety) Order 2005 — strengthened by the Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022 — every non-domestic premises and the common parts of every block of flats must have a suitable and sufficient written Fire Risk Assessment, reviewed at least annually or whenever significant changes occur.
Identify fire hazards
Sources of ignition, fuel and oxygen — electrical equipment, heating, stored materials, kitchens, smoking areas
Identify people at risk
Tenants, staff, visitors, sleeping occupants, vulnerable persons and lone workers.
Evaluate, remove, reduce & protect
Assess existing fire detection, compartmentation, escape routes, emergency lighting, extinguishers and signage.
Record, plan, instruct & train
Issue a written FRA report, action plan, evacuation procedure and tenant fire safety information.
Review & revise
Annually as standard, plus after refurbishment, change of use or any fire-related incident.
Landlords of HMOs, blocks of flats (common parts), commercial premises, retail units, offices, restaurants, care homes, schools and any building used by the public. Failure to produce a current FRA on inspection by the Fire & Rescue Service can result in Enforcement Notices, Prohibition Notices and unlimited fines.
PowerArc's competent fire risk assessors deliver a full PAS 79-aligned report including floor plans, photographic evidence, prioritised action plan and a clear renewal date — typically issued within 5 working days of the on-site visit.
Under the Health & Safety at Work Act 1974, the Control of Substances Hazardous to Health Regulations 2002 (COSHH) and the HSE Approved Code of Practice L8 with technical guidance HSG274, all landlords and duty-holders must assess and control the risk of Legionella bacteria in any hot or cold water system.
For most standard domestic rentals the assessment is straightforward and rarely requires water sampling, provided cylinders are sized correctly and outlets are used regularly. Higher-risk systems — HMOs, care homes, gyms, B&Bs, properties with showers, spa pools, cooling towers or stored water — require a more detailed written scheme, monitoring regime and may require periodic sampling.
PowerArc issues a full Legionella Risk Assessment certificate including schematic, sentinel temperature readings, photographic evidence and a clear control plan — accepted by letting agents, insurers and local authorities.
The Gas Safety (Installation and Use) Regulations 1998 place an absolute duty on landlords to ensure every gas appliance, flue and pipework in their property is checked for safety every 12 months by a Gas Safe registered engineer. The resulting CP12 (Landlord Gas Safety Record) must be issued to tenants within 28 days and to new tenants before move-in.
Failure to hold a current CP12 is a criminal offence prosecuted by the HSE. Penalties include unlimited fines and up to 6 months' imprisonment per offence. Insurance policies are also invalidated, and Section 21 eviction notices cannot be served without a valid certificate having been issued to the tenant.
PowerArc's Gas Safe registered engineers cover boilers, cookers, hobs, gas fires and commercial catering appliances. We can combine your CP12 with boiler service, EICR, fire alarm test and Legionella assessment in a single visit — minimising tenant disruption and reducing your overall compliance cost.
Combine multiple certificates in one visit and save on call-out fees. All work is carried out by directly-employed engineers — no sub-contractors.
